Masonry has special painting problem because most masonry is alkaline and this creates problems of adhesions.
Latex is preferred for painting masonry because it is more tolerant than oil based paint of alkaline.
Flat sheen is the most desirable for masonry finish as it shows less of the irregularities.
New brick, poured concrete, stucco should have a primer which seals the surface, fills voids, and reduces the amount of finish. You have a choice of regular or waterproofing.
New masonry surfaces must age 30 days before painting!
Oil and grease can be removed with solutions of Soilax following by rinsing.
Mildew and Dirt can be removed with a solution of one part bleach to 3 quarts water. Rinse and let dry thoroughly.
Large cracks can be cut in “V” shape with the largest part from the top to the bottom. Let cure a week before painting.
Moisture problems are a major cause of paint failure, peeling and cracking. Structural defects causing moisture should be corrected before painting.
